How flake floors are built
A flake floor starts with the same ground and primed slab as any of our systems. We roll on a colored base coat, then broadcast decorative vinyl chips by hand until the base is completely covered. Once it cures, we scrape and vacuum away loose chips, leaving a textured surface. One or two clear topcoats lock the chips in and set the final finish. The result is thick, textured and forgiving.
Why flake works for rentals
Property owners appreciate how well flake floors hold up between guests and tenants. Luggage wheels, beach gear, strollers and cars all leave marks on plain concrete, but a flake surface hides small scuffs and dust. Cleanup takes a broom and mop. A refreshed garage also photographs well for listings and makes a strong first impression on arrival.
Why families like it
Kids bring bikes, scooters and wet shoes through the garage. Pets nap on the cool floor. Flake floors provide traction, resist stains and do not show every footprint. They also handle dropped tools and moved furniture better than thin coatings.
Popular color blends
- Gray, black and white for a classic, neutral look
- Tan, brown and cream to complement warm stucco
- Blue, gray and white for a bright, coastal feel
- Charcoal and red accents for workshops
We bring sample boards so you can see blends in your own garage light.
Texture options
The number of topcoats controls the feel. One coat leaves noticeable texture for grip. Two coats create a smoother surface that is easier to clean. We help you choose based on how the room is used.
Laundry rooms and more
Flake systems are also excellent for laundry rooms, mudrooms, back porches with screen enclosures and small workshops. We can continue the same blend from the garage into adjoining rooms.
Durability in Florida conditions
Heat, humidity and sun are tough on coatings. Our topcoats are UV-stable and handle hot tires. With moisture-tested slabs and the right primer, flake floors last many years in local garages.
Questions
How long does installation take?
Most garages take one or two days depending on repairs and the topcoat chosen.
Is it hard to clean?
No. Sweep and mop with a mild cleaner. The texture releases dirt easily.
Can it go over old paint?
We grind old paint off first so the new system bonds to concrete.

Matching the floor to the house
Flake blends look best when they pick up colors already on the property. A home with a terracotta roof and cream walls often suits a warm tan blend, while a gray-blue house with white trim pairs nicely with cool grays. We bring a dozen sample boards to the estimate and set them on your slab near the open door, so you see them in the same light you will live with every day. Most owners narrow the choice to two in a few minutes and decide by the end of the visit.
Edges and stem walls
Flake can be carried a few inches up the stem wall around the garage perimeter. This creates a clean edge, protects the base of the drywall from mop water and makes sweeping easier. It is a small detail that gives the room a finished, professional look.
