Why driveways wear out here
Driveways bake in the sun, collect sprinkler rust and mildew, and absorb oil from vehicles. Many older driveways in the original villages have cracks from settling or roots. Newer driveways can show scaling or discoloration early.
Coating options
Spray texture
A polymer-modified overlay sprayed and troweled into a knockdown pattern. Cool and slip-resistant.
Stencil patterns
Brick, tile and stone patterns created with stencils and color.
Solid overlays
Smooth or broom finishes for a uniform, clean look.
Penetrating sealers
For sound driveways that only need protection.
Our process
We pressure wash, repair cracks and prepare the surface. The overlay bonds to the existing slab and is finished in your chosen style. A sealer protects against stains and UV.
HOA approvals
Many neighborhoods have rules about driveway colors. We provide samples and product data to help with approvals.
Timeline
Most projects take one to three days. Vehicles can usually return after a few days.

Choosing a finish for heat and comfort
Summer sun turns dark concrete hot enough to be uncomfortable for bare feet and pets. Light-colored textures like tan, sand and pale gray stay noticeably cooler and reflect more sunlight. Knockdown textures also offer grip during the frequent afternoon rains. If your driveway connects to a pool deck or walkway, we often recommend a matching finish for a consistent look across the property.
Repairing before resurfacing
A coating is only as good as the slab underneath. We fill cracks with flexible repair material, rebuild chipped edges along the street, and grind high spots where sections have lifted slightly. Large sections that have sunk or heaved may need to be cut out and replaced first. We point out these areas during the estimate and explain the options, so you are never surprised partway through the job. Proper repairs help the coating last and reduce the chance that old cracks show through.
Caring for a coated driveway
Rinse the surface with a hose every few weeks and clean oil drips quickly with a mild degreaser. Avoid harsh acids, which can dull the finish. Most coated driveways benefit from a fresh sealer coat every few years to keep color strong and stains at bay.
Walkways, entries and curbs
Many homeowners extend the driveway finish along the front walk to the entry and around planting beds. Doing these areas together creates a finished look and costs less than separate visits. We can also apply a contrasting border along the edges of the driveway, a simple detail that adds definition from the street. Samples of borders and colors are available during the estimate.
We photograph the driveway before work begins so you can compare results.
Why not just paint it?
Driveway paint from a store sits on the surface and peels under hot tires, often within one summer. Our overlays bond into the concrete and are built to carry vehicle weight. Sealers we use are designed for exterior exposure and breathe enough to let moisture escape. The difference shows within the first year, when painted driveways start to flake and coated driveways still look fresh and even.
We also offer curb and mailbox pad touch-ups to match, a small finishing detail many homeowners appreciate.
